Terms of Use
These platform terms are a launch-review draft and must be approved by SNJL’s Georgia real estate attorney before use.
Account and accurate information
Provide accurate identity, contact, purchasing-entity, and financial information. Submit only documents you are authorized to use. Suspected issues are reviewed and are not automatically treated as proven fraud.
Non-Circumvention
Every property on SNJL Private Market is covered by an agreement between SNJL and the seller. No property is posted without one. Offers and purchase negotiations for properties introduced through the platform must be routed through SNJL. Users may not contact sellers directly or use another person, entity, or account to bypass SNJL in pursuing a purchase. Your agent or attorney may communicate with SNJL on your behalf, subject to applicable law and any exceptions stated in these Terms of Use.
Buyer relationship
SNJL represents the seller. Buyers are assisted as SNJL customers and are not represented by SNJL as buyer clients unless otherwise agreed upon in writing by both parties. Buyers may use their own agent or attorney at their own expense.
Offer submissions
A platform submission of proposed terms is not an executed purchase contract. Any binding obligations arise from the applicable signed agreement. Property-specific purchase terms control applicable inspection, due diligence, earnest money, and closing requirements.
Property Information and Access
Property information may be incomplete or outdated. Buyers are responsible for independently verifying facts important to their purchase. Property access requires SNJL approval. Follow the approved access instructions and do not share access codes or enter without authorization. Violations may result in suspension or termination of platform access. SNJL and the seller reserve the right to pursue available legal remedies and report suspected unlawful activity to the appropriate authorities.
